The Space:

When we set out to build our family lake home, we fell for The Waters, one of the most amenity-rich, family-friendly communities at Lake Anna. It is the rare neighborhood that brings together a large community pool (seasonal), tennis and pickleball courts, a sandy beach with a covered pavilion and playground, a marina for launching boats, and quiet streets made for walking, jogging, and biking. Heron's Nest sits a short, easy walk from the community beach, so morning swims and sunset strolls become part of the everyday here.



Built in 2023, Heron's Nest is a bright, modern home designed for easy lake living and effortless gathering. Clean finishes, an open-concept main level, and outdoor spaces that make the evenings as memorable as the lake days. It is ideal for one or two families, a multigenerational group, or a relaxed weekend with friends.



The main level is built around connection. The open-concept great room flows into the kitchen and dining area beneath large windows that fill the home with natural light. A gas fireplace anchors the living space, a smart TV is ready for movie nights, and a separate sunroom offers a quiet spot to read or sip coffee. Step out to the covered front porch for slow mornings, or gather everyone at the dining table for a long group dinner.



The kitchen is made for real cooking, not just reheating. A granite island gives you room to prep and a place to gather, upgraded stainless steel appliances handle group meals with ease, and a wine cooler keeps drinks chilled. It comes fully stocked with the cookware, dishes, and small appliances you need, plus a drip and pod coffee maker for easy mornings.



Heron's Nest sleeps eight across four bedrooms. The main-level Primary Suite features a king bed and a spa-style ensuite with a walk-in shower and double vanity, giving the main hosts privacy and a true retreat. Upstairs you will find two more king bedrooms and a fourth bedroom with two queen beds, ideal for kids or a second family, served by a full upstairs bathroom. A convenient half bath sits on the main level. Every room is finished with comfortable, modern furnishings and fresh bedding.



Outside is where the evenings come alive. Sink into the luxury hot tub that seats six to eight, gather around the extra-large fire pit for s'mores and stargazing, or fire up the gas grill for a cookout off the covered porch. The home also includes complimentary kayaks and paddleboards, plus life vests for the whole group, so you can wheel the gear to the community beach and spend the day on the water. An EV charger (Tesla Universal Wall Connector) is available for guests.



As our guest, you will also enjoy everything The Waters has to offer: a sandy community beach with a covered pavilion, a seasonal community pool, tennis and pickleball courts, a playground, and marina and community boat-ramp access (per HOA rules and seasonal availability). The neighborhood is minutes from Food Lion, Lake Anna wineries, restaurants, and Lake Anna State Park.

The Neighborhood:

When guests choose The Waters, they are choosing one of the most family-friendly, amenity-rich communities at Lake Anna. The neighborhood is known for quiet streets that are great for walking, jogging, and biking, plus community features that keep everyone entertained.

This home is on the private (warm) side of Lake Anna, which is not connected to the public side. The two sides are separated by dikes and are not navigable by watercraft. If you plan to bring a personal boat or jet skis, you will have access to the community boat ramp during your stay, from 4:00 PM on your arrival day until 10:00 AM on your departure day.



Getting Around:

A car is recommended. There is convenient driveway parking for up to 6 vehicles, and the neighborhood layout makes it easy to reach the community beach, seasonal pool, and courts.

Our fully equipped home is ready to go with a spacious, gourmet-style kitchen that easily accommodates a family or group, featuring a large granite island, stainless steel appliances, a wine cooler, and the tools you need to cook real meals (not just starter-pack basics). Coffee lovers will appreciate having everything set up for easy mornings. Outdoor amenities include a hot tub (seats 6 to 8), an extra-large fire pit, complimentary kayaks and paddleboards, and a covered front porch perfect for relaxing after lake days. We also offer everything you need for an extended stay, including a washer and dryer. Please let us know if you plan to rent a pontoon boat and we can refer you to our trusted local partner (DV Rentals LKA). **Additional Information:**

- Summer rentals are Saturday to Saturday.

- All guests shall abide by the Good Neighbor Policy and shall not engage in illegal activity.

- 8 adults maximum.

- Quiet hours are from 10 PM to 8 AM.

- Free parking for up to 6 vehicles. (No parking or driving on grass.)

- No events allowed.

- No pets allowed.

- Pool is controlled by the community association and is typically open Memorial Day through Labor Day.

- Tesla Universal Wall Connector EV charger available for guest use.



**Guest Requirements:**

In compliance with local laws and HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property. After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.



Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

- $25 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
