Large fenced yard with covered patio that has grill and dining island. There is also a hot tub and basketball court. This pet friendly home is located on a private drive near I75. This is a ranch home and there are no steps. This is a quiet location and very peaceful! This place is great for short and mid-term stays for folks needing to be near Cincinnati, Dayton, Mason, West Chester, Middletown, and Springboro. WE are near Kings Island, flea markets, Cincinnati Premium outlets, and the Casino.

This pet-friendly home is great for folks needing transitional housing wile dealing with life events and changes. That`s not to say you won`t enjoy for a short stay as well! The neighborhood is very nice and friendly. The neighbors are mostly families and some have children. We are extremely close to Interstate 75 and you can easily access places like Mason, West Chester, Liberty Twp., and Middletown.

When you enter the home you walk right into the living room area that is also open to the eat-in kitchen - you`ll notice a lot of natural light shines in!

LIVING ROOM
You can watch your favorite shows on our large Roku TV while either lounging on the large and comfortable sofa or one of the two matching arm chairs.

KITCHEN
This kitchen has everything you need for your stay, including a Keurig coffee maker (with plenty of coffee), microwave, dishwasher and stovetop oven. The kitchen table seats six people comfortably. Since this is open to the living room, you can also enjoy the TV while sitting at the table.

LAUNDRY ROOM
This is located off the kitchen and has a free washer and dryer so you may do all your laundry during your stay (we provide the detergent and dryer sheets).

BEDROOM ONE
This queen bed is located in the back of the house, which you can also open the back door and step right out on the patio. Plenty of storage in the dresser and closet, a ceiling fan to keep you cool, plus a full mirror to ensure you look your best! Of course this room is also equipped with a Roku TV.

BEDROOM TWO
This bedroom also features a queen bed, dresser, closet, and a Roku TV for the most comfortable stay!

BEDROOM THREE
Perfect for kids! This room is a bunk bed where the top is a twin size and the bottom is full size. We also equipped this room with a dresser and a Roku TV.

BATHROOM
The bathroom is located in the hallway for everyone to shower (plenty of towels are just outside the door). This a tub/shower combination.

SIDE PATIO
Enjoy the sounds of nature while sipping your coffee in the morning or your wine at night. There is seating for four, plus a propane grill and gas fireplace.

This home can sleep seven (7), but that would be by utilizing the couch.

Guests will have complete access to the entire property. There is a 2-car attached garage. The neighborhood is small and easy to get in and out of!

Near Interstate 75 and the Cincinnati premium outlets. Close to local breweries and restaurants. There are two very large flea markets open only on the weekend that are 3 minutes away. There are also many dining, shopping, and entertainment options less than 15 minutes away.

Most guests have their own car, but Uber and Lyft is available in the area.

This is a quiet and friendly neighborhood. We ask that you respect our quiet hours from 10pm to 6am.
Please read our house rules thoroughly. While most of our guests truly treat our home with great respect (for which we are so incredibly grateful!), unfortunately that is not always the case, and so the following rules must be noted. We strive to give all of our guests a wonderful, safe, and clean experience. When these house rules are broken, it interferes with our ability to give that quality experience to the next guests, and therefore, there are heavy penalties associated with the breaking of these rules. If you have any questions about these rules, please reach out to us on the app. We are happy to chat with you, and very much value communication. We understand that guest needs vary, and strive to be as accommodating as possible for your individual needs.

Primary Guests must provide valid ID, sign a Rental Agreement and pool/hot tub general liability waiver release (if applicable).

We strive to provide a polite request to come into compliance with our rules in the event of issues. If the request is not honored then your reservation may be terminated without refund, at our discretion.

SAME-DAY RESERVATIONS, GUESTS WITH BAD REVIEWS, LOCAL GUESTS: If you are placing a reservation for same-day check-in, if you are a local guest, or if you have previous negative reviews from hosts please contact us first. If you meet this criteria and place the reservation without contacting us first then you may be denied entry, at our discretion.

CONSEQUENCES FOR THROWING PARTIES INCLUDES PROSECUTION: Parties and amplified music are strictly forbidden without our advance, written consent. Under Ohio Revised Code and Cincinnati municipal code, throwing an unauthorized party is considered criminal trespassing. See ORC 2911.21. If you throw an unauthorized party, we may choose to press charges for criminal trespass. You and your guests may be arrested on-site and prosecuted to the full extent of the law, at our discretion. Whether behavior constitutes a party is determined at our sole discretion, but would include things like bringing extra guests into the property, people coming in and out, etc.

NOISE AND DISRUPTIVE BEHAVIOR: Please observe quiet hours from 10:00pm - 7:00am. In the event of a disturbance, one polite request (warning) may be given to come into compliance. If the request is not honored then your reservation will be terminated without refund. Amplified music is strictly forbidden at all hours without our advance written consent.

SMOKING AND FLAMES NOT ALLOWED: Do not smoke or light anything in this property. This includes tobacco, marijuana, incense, candles, hookah, or anything else.

VIOLATING OUR RULES MAY RESULT IN RESERVATION TERMINATION: At our discretion, we may terminate your reservation for a violation of our house rules -- no matter the time of day or night. You will not be refunded and may incur additional fees.

DISHONEST OR ABUSIVE BEHAVIOR: Dishonest behavior may result in termination of your reservation without refund, at our discretion. Abusive behavior will result in termination of your reservation without refund: yelling at, screaming at, swearing at, or menacing members of our team is considered abusive behavior.

WE RETAIN COMPLETE CONTROL OF THE PROPERTY: We reserve the right to terminate any reservation for any reason without refund if we believe, at our sole discretion, that you have done anything or intend to do anything that would harm people or property, disturb our neighbors, or harm the reputation of our property. If we have any reason to believe that you intend to throw a party then you will be denied entry.




---------- Additional Fees And How To Avoid Them ------------

The following may incur a fee:
1) Cleanup of human or pet biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee.

2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet`s hair from the property.

3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher.

4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don`t do it.

5) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center.

6) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost. The minimum security fee is $300.
7) Please be responsible with the hot tub (if applicable), and leave it at 92 temp for the next guests. If the hot tub has to be drained due to negligence (i.e. not putting the cover back on, turning temp all the way down, etc.) or recklessness (i.e. dropping drinks or other items in the tub), there will be a $250 fee for refilling.
8) There should only be as many guests as detailed in the booking, and any additional, unapproved guests will result in a fee of $50 per additional guest per day. The maximum number of guests is listed per property and should match your reservation. Any unapproved, additional guests exceeding the reservation or maximum listed will result in a $200 fee per person.
9) Any late check out that is not approved by the host in the Airbnb messaging center will result in a $50 fine for every half hour the guest is late, starting at 11:05.
10) Early check-in and late check-out may be available upon request, but are not guaranteed. In order to accommodate early check-in and late check-out needs, a $75 fee may be applied to ensure that the place is ready for you and the next guest on time.
