Guest Access
You'll have the entire home to yourselves: all six bedrooms, both living areas, the game area, decks, patio, firepit and private beach. Entry is contactless through the front-door smart lock, with your unique code sent 24 hours before arrival. Two stalls of the attached garage are yours to use during the stay. The home includes locked owner closets, signed "Private owner's closet. Please do not open. Thank you." These areas are not part of the rental and are off-limits at all times.

Other Details to Note:
• Maximum occupancy: 20 registered guests. Guest capacity: 16 included. Groups over 16 require approval + $25 per guest per night.

• Minimum booking age: the primary booking guest must be at least 21 years old and must stay at the property unless specifically approved in advance.

• Quiet hours: 10 PM–8 AM.

• No parties or events: this is a residential lake community with an active HOA. Only the registered guests and any disclosed visitors may be at the property. Parties, open-invite gatherings, and events are not permitted.

• HOA rules: the property is subject to the Sunset Lake at Sand Point Declaration of Covenants and Restrictions. No tents, RVs, campers, or trailers, and no motorized boats or watercraft on Sunset Lake.

• Parking: free for up to 6 vehicles (2 garage, 4 driveway). No parking on grass or the street.

• Dogs: up to 2 dogs with prior approval; $125 per dog, per stay. Dogs over 50 lb require manager approval. Please clean up after dogs and keep them off furniture. Trained service animals are not pets: they are welcome with no approval or limit. Service animals and emotional support animals are exempt from pet fees.

• Smoking and vaping: never indoors. Allowed outdoors only, away from the house, with windows and doors closed so no smell gets inside.

• No fireworks anywhere on the property.

• Firepit: keep fires small and contained, avoid windy days, and bring your own firewood.

• Wildlife is common — deer, birds, and more. Please do not feed or approach.

• Streaming: guests use their own streaming accounts on Roku TVs.

• Essentials provided: linens, towels, shampoo, conditioner, body soap.

• Security: one exterior camera at the front porch entrance. No interior cameras.

• Noise monitoring: three Minut noise monitors (porch ceiling, lower-level living room, main living room) measure sound level only (decibels); they do not record audio.

• Owner closets: the home includes locked owner closets that are not part of the rental. These areas are off-limits to guests and visitors at all times.

• Rental agreement: guests must complete our Short-Term Rental Agreement before arrival.

• Guest verification: government-issued photo ID and identity confirmation are required through our secure Hospitable guest portal.

• Security deposit: a refundable $500 security deposit is collected through our secure guest portal about 2 days before check-in for every booking, including VRBO, and is refunded about 2 days after checkout when there is no damage, excessive cleaning, missing property, or rule violation.


• Deadline: please complete guest verification at least 72 hours before arrival to avoid delays in receiving check-in instructions.

We want guests to enjoy the lake while respecting the home, the HOA and our neighbors.

• No smoking or vaping indoors; smoking and vaping are allowed outdoors only, away from the house, with windows and doors closed

• Sunset Lake is motorless: swimming, fishing, kayaking and paddleboarding only. No motorized boats or watercraft
• Supervise children at the beach and on the water; there is no lifeguard
• No tents, RVs, campers, or trailers (HOA covenant)
• Park only in the garage and driveway; no grass or street parking
• Dogs require prior approval (max 2; over 50 lb require manager approval) and must be cleaned up after indoors and outdoors; service animals are exempt
• Keep firepit fires small, contained, and avoid fires during windy conditions
• Clean the grill after use
• Do not move indoor furniture outside
• Follow the provided trash and recycling instructions; garbage pickup is Monday
• Do not tamper with security cameras, noise monitors, Wi-Fi equipment, smoke/CO detectors, or other safety equipment
• Locked owner closets are not part of the rental and are off-limits
• Short-Term Rental Agreement and guest verification must be completed before arrival; the refundable security deposit is collected through the guest portal about 2 days before check-in and refunded about 2 days after checkout
• Early check-in and late checkout can be booked in the Guest Portal starting 1 week before check-in or checkout, for up to 4 hours at $25/hour, subject to availability. Early check-in must be booked at least 4 hours before check-in; late checkout at least 18 hours before checkout

Significant violations — including unauthorized parties, exceeding the approved guest count, illegal activity, or tampering with security or safety equipment — may result in additional charges and may result in termination of the stay.

Charges may apply for property damage, smoking remediation, unauthorized pets or guests, excessive cleaning, missing items, or other costs caused during the reservation.

The developing neighborhood is peaceful and scenic, ideal for family vacations and group getaways; new homes are still being built, so you may see some construction nearby. Guests enjoy sunrise coffee on the porch and sunset fires by the water — all while being just a short drive from Castle Rock Lake, Sand Valley Golf Resort, and Wisconsin Dells attractions.
