the house ,from the outside, has rotten wood trim, steps to the front door are rottedthe inside floor plan was fine, but the whole house was dirty, including the deck. at the time of check in, the code for the keyless entry didn't work. I had to call to get us in the house. no one came out to fix the keyless entry. I emailed about the garbage disposal not working (which I fixed myself) there was no Internet service. I talked to someone and she said that if I needed internet, to go to the to community center. (so, I had no TV at all to watch...) overall, the only good thing was the location and neighbors.

I was very disappointed with our stay. We asked for early check-in and were told it was ok to check in before 4pm. When we arrived at 2:30pm the cleaners were still there and told us to come back in an hour. We had a car full of groceries and no cooler. We came back an hour later and the keypad would'nt work for the door. The guest host did call me back right away and gave us the code for the key box next to the door and said just use the key. We had 1 key for 6 adults. The house needs a deep clean. The cleaners were literally just there and there was cobwebs with dead bugs in them in most corners....gross. There's an inch of dust under the furniture and all the beds to go along with the cobwebs. The beds themselves were clean and fresh and so were the bathrooms so that was nice. The garbage disposal did not work and a few of the blinds were broken. One of the couches had a broken recliner. Our biggest complaint was no internet or wifi. None of the 4 tvs worked because of that so we missed all the college football games, news and weather. I reported it but nothing was done other than a text. The chipmunks and squirrels have also chewed through the trim and siding and you can hear them chewing inside the walls at night. They are very destructive and it shows on the outside of the house. I understand things happen and not every stay is perfect. 1 or 2 things i can tolerate but all of these things together made for a disappointing stay

The beds were extremely comfortable and the Tan-tar-a and Margaritaville amenities are very nice. The home needs some TLC though, especially outside. The handrail on the steps is a little wobbly lots of decaying wood of the deck railings.

The location is nice. The house itself could use some tlc along with the walk way. There are holes in the walls that are not shown in the pictures and it could use a good deep clean. Overall it was sufficient for my family and out stay, i just think some updated pictures are needed.

Pros: 3 large bedrooms with large comfortable beds. Living Rm/kitchen area large & open for us to all gather. Good location to Margaritaville amenities. Cons: had a little issue with the hot water but it worked out midway through our stay. 3 decks & entryway that would be nice to use if maintenance was done to replace the rotten wood. Overall, it met our needs & we enjoyed our time.

Condo was spacious and private. Lots of damage inside of the unit with the toilet paper holder being ripped off. Lots of holes in the wall. Several cob webs with lots of bugs in them all around the ceilings. Really needs a good deep cleaning. Overall it was fine.

Overall, we enjoyed our stay, but there were a few issues that made us question the price point.There were some maintenance concerns, including holes in the walls, a broken and rotting stair post, and a roach issue that seemed to stem from a lack of porch cleaning after winter. At first, we considered leaving due to the roaches, but after I cleaned off the rotting foliage on the porch and around the property, the problem disappeared.The interior was mostly modern and fresh, and the upstairs rooms were especially impressive. The main living areas were comfortable, though the home did have a musty smell upon arrival—easily addressed with a few air fresheners.A few other notes: the gas grill was in poor condition but still usable, and we ran out of hot water quickly with our family of five. The blender was missing a rubber seal, which made margarita-making a bit messy, but we made it work.Despite the hiccups—some of which couldn’t be fixed during our stay—we adapted and made the most of our time.

Nice house good layout! Socks were black from the floors. Over all place could have been cleaner. ( the top of the fridge was very dirty) May need to spray for bugs lots of spiders. The ACs do not keep up. One of the beds upstairs is broken but we didn’t need that bed any way our group was smaller than expected! Also we were not able to get delivery to the house!

Wonderful week

This is a very nice property. Communication with the property contact was flawless! She was very responsive for the questions we had. The neighborhood is very nice, quiet & relaxing. We stayed for a week & had a wonderful time. We would definitely recommend Evolve properties & will definitely be returning in the future!

Beautiful location. The deck was just the space we was looking for to hang outside. Plenty of seating. Bedding was great. Loved the deep tubs in the bathrooms as well. Overall we will come back.

Great weekend with family

The details in the listing were spot on. Everything they said, they had. The bedrooms were perfect for all to have our own space. Our main complaint was "attention to details". Within the first 30 minutes, we noticed a few things. One of the toilet seats slid around, the remote to the main level tv was GONE (I texted the manager and I got a "waiting to hear back from cleaning crew" - but NEVER RESOLVED). The couch still had crumbs on it from last people, it was clear the last group had little kids with all of the ping pong balls stuck in little spaces, and the garbage can was gross (glad it had a foot opener). The kitchen air missed a knob to change. The place was great location, perfect space spread out for our family, just needed attention to details (like a deep clean). For the 5 days we were there, we were given 2 towels, so used the wash machine. We were concerned about the hot water from past reviews, but the showers got hot - no problem. The sink in the main level bathroom almost never got hot water (not sure how the thing is plumbed). I used the bath spout to get a washcloth of hot water. Perfect for 3 cars. LOVED the wildlife we could see from the deck (deer daily, birds, squirrels), but attention to the outside might be needed also (edging blocks out, weeds in rock beds, and we threw away a bag of wet charcoal left on the patio. Also, when we arrived, two of our outside doors were unlocked but the main door was locked and the code worked great all weekend.

Issue with the hot water

The property itself was really nice and looked like the pictures posted on the listing. My group is interested in staying on the property managed by Evolve in the future. But the contact person I was assigned too, did not offer any assistance with the lack of hot water. I made a couple calls which i was told i would receive a return call with an update as well as sending an email, both resulted in no follow up. It took going directly to the parent company to reach a resolve. This step could've been avoided if the contact person did more to communicated that the hot water would not be fixed during our stay. That way maybe we could've relocated elsewhere on the property earlier in the start of our stay. The rep for Evolve apologized, was very professional and prompt in providing compensation...which was appropriate & appreciated.

Great place

Very spacious and nice place, a lot of hills to drive on but that’s also anywhere in ozarks. Had some questions that were answered very quickly. Pool was just up the hill and we found some stairs so we didn’t have to walk all the way around. Would definitely stay again
