Family Retreat with Pool & Playground

Make yourself at home in this spacious 4-bedroom Roslyn retreat, designed with families and groups in mind. Spend sunny days enjoying the above-ground pool (It typically opens in early to mid-May and closes during the last week of September), private playground and spacious lawn, relax under the covered patio, or head across the street for a stroll through the neighborhood park and along the creek.

Inside, multiple living spaces give everyone room to spread out, while a fully equipped kitchen, washer and dryer, and ample parking make longer stays easy and comfortable. When you’re ready to explore, Abington and Willow Grove are nearby, with Center City Philadelphia approximately 30 minutes away by car, depending on traffic.

PLEASE NOTE

The second-floor bathroom includes a tub, sink and toilet. While the tub can be used for showering, the sloped ceiling above it may be less comfortable for taller guests.

The basement is not accessible to guests.

Guest Verification Required: Before arrival, the primary guest must complete the rental agreement and ID verification through our secure third-party portal, SuiteOp, in order to receive check-in instructions.

We’ve had some past issues, so these rules are here to help keep everything running smoothly. If anything seems unclear or if you have any questions, just ask – we’re here to help!
House Rules:
No parties or events – Let’s keep things low-key and relaxed.
No drugs or illicit behavior – Safety and respect for everyone are key.
No smoking, vaping, or marijuana – Please keep it out of the home, off the balconies, and at least 25 feet away from the building.
Quiet hours from 10 pm to 7 am – We strictly enforce this to ensure everyone gets a good night’s rest.
Registered guests only – No additional guests or overnight visitors unless they’re listed on your reservation.
Toilet paper only in the toilet – Keeps the plumbing happy!
Keep the home clean and tidy – Report any damages or missing items to us right away.
Follow all city and building bylaws – It helps everyone get along.
Age Requirement:
Guests must be 21 years or older.
Location Requirement:
We don’t rent to local residents of Philadelphia – this helps us maintain a vacation-friendly atmosphere.
Fee Schedule:
$500 for removing any or all guests/occupants.
$500 for excessive noise.
$500 for smoking.
$500 for breaking any house rules.
$1000 for clogging toilets with inappropriate items like baby wipes or small objects.
$50 per hour for unauthorized late check-out.
$50 per person for unlisted guests or exceeding the booked number of guests.
We may remove any retaliatory reviews related to violations of these rules. Guests agree to cover any damages resulting from rule violations, including property damage, damage to common areas, and lost revenue due to canceled reservations.
