The Space:

A spacious 5-bedroom, 3-bathroom home in leafy Lynmore, built for groups who want room to spread out without losing the shared-holiday feel. Four bedrooms in the main house, plus a fully self-contained unit with its own bathroom and entrance - ideal for grandparents, teens, or two families travelling together.

Two full bathrooms in the main house plus a separate toilet, and a third bathroom in the self-contained unit. A fourth toilet sits off the laundry. All modern, with showers and tidy vanities. Towels supplied.



- LIVING AREA -

Open-plan kitchen, dining and living that opens straight out to the garden. The kitchen has a full-size oven, stovetop and plenty of bench space, flowing through to a bright dining area with seating for the whole group. The main lounge is warmed by a wood burner with deep-seated armchairs - the spot for movie nights or a book after a day on the trails. The self-contained unit has its own heat pump for year-round comfort.



- OUTDOOR AREA -

Private spa pool with covered seating, a separate deck for morning coffee or an evening wine, and lawn space for the kids. The games room with its full-size table tennis table is a hit with all ages on a rainy Rotorua afternoon.



- PARKING & EV CHARGING -

Off-street driveway parking for multiple vehicles.



EV charger: a 7kW Type 2 charger on site, free for guests to use. It is activated by an RFID card, which you will find in the lockbox alongside the keys. Plug in overnight and head out to the lakes on a full battery in the morning. Please bring your own Type 2 cable if your vehicle needs one.



Guest Access:

Guests have exclusive access to the entire property - main house, self-contained unit, spa pool, games room, decks, laundry, backyard, driveway and EV charger. Make yourself at home. 🏡



The Neighborhood:

Lynmore is one of Rotorua's most sought-after suburbs - quiet, tree-lined, and right on the doorstep of the Whakarewarewa Forest. Walk to the trailheads in under three minutes for world-class mountain biking, trail running and walking tracks, with the Redwoods Treewalk minutes away. The lakefront, hot pools and central Rotorua are a short drive one way; golf, Blue Lake (Tikitapu) and Green Lake (Rotokakahi) an easy drive the other. The local Lynmore shops have a dairy, takeaways and a popular cafe for your morning flat white.



Getting Around:

A car is recommended for exploring wider Rotorua, and there is off-street parking plus a free EV charger on site. Central Rotorua and Rotorua Airport and Polynesian Spa is around 7 minutes, the gondola, luge and Zorb all within 15. Or skip the car entirely and walk straight into the forest.
