Overall this was a great property for our family. We stay in VRBOs 2-3 times a year and have experienced all types and this location scores well.Highlights:- private location, quiet and doesnt feel overlooked- game room was a plus for family fun- layout was great for 3 generations- basic needs were covered with food seasonings, laundry detergent. Soap, disheasher pods etc.- Beautiful sunsets, great place to relax and unwind.Cons- we did not contact the property manager to rectify any issues as nothing was a big deal for us but there were several little things we noticed- lights on lower deck didnt work- no kayaks available despite listing and info in the home- small areas that were damaged, like a kitchen cabinet with a lose hing and a damaged edge on the top of a cabinet- spotty wifi- one of the bed sheets appeared dirty so we shifted to using a different bed- no extras in the kitchen, theres definitely salt and pepper but pack cooking oil and other seasonings. Bring Toilet paper, dish soap, etc. What they provide wont go far for a longer stay.None of these things took away from us enjoying quiet time away from the bustle in a beautiful location.

Family getaway

We came to Spicewood for a sports tournament and extended our stay for a short vacation. This house is one of the nicest properties we’ve stayed at through VRBO! That said, we were shocked at the low lake level (not the owners fault for sure). And the house could use a little TLC (missing trim, broken kitchen drawers, etc). On the positive side, this house is spacious, comfortable, and well appointed. We felt completely at home in our down time and felt completely at ease to entertain another team family for dinner one night. Thank you for sharing this lovely home with our family! PS- we loved spotting the deer as we drove to and fro!

Very Nice Place - not like described

I want to start the review by saying that this house had a great “Homey” feel to it , there were left over spices in the cabinets from previous people, dish soap, trash bags , included toiletries and paper towels, I think the owner and management company for this property are running it great. I wish that check in a check out were a little more flexible, 4pm check in and 10 am check out is a little stringent for a house rental. Pros Plenty of blankets and pillows on the beds Plenty of space for 4 adults and 5 kids Everything worked! Easy check in Cons Was not water front , there is no way to access the water from this property period. Which I do believe for what they are asking per night is kind of a bait and switch, we were comparing this to other places that were on the water in different areas, not sure if I would have booked this if I knew you wouldn’t be able to even see the water. I get the host doesn’t control the weather, but they do control how the place is marketed. The remote/TV system is hard to navigate , and at 9pm for some reason you cannot view any shows over a PG rating and there is nothing listed anywhere that gives you a password. I feel like a few fire sticks could fix this. Overall it’s not a bad place at all, but It wasn’t exactly what we paid for or thought we were getting.

Spacious Home in Gated Community

We loved the views in this spacious home. The outdoor deck and grill were enjoyed by our family. We did anticipate water access, however the lake was so low, there was no water access from the property. We did have some trouble with the front door access code, but finally were able to get in. This is a great stay if you wish to visit nearby Krause Springs.

Spicewood for the Holidays

Our Christmas holiday stay in this beautiful home was absolutely perfect. The location is a peaceful retreat, offering the feeling of being secluded in the middle of nowhere, even though there are neighbors you’d never know were there. It was the perfect setting for relaxation and quality family time.The game room provided endless entertainment, and the wide-open layout of the first floor made it easy to prepare meals while still being part of the family gathering. The kitchen and living areas were spacious and welcoming, ideal for sharing laughs and making memories.The outdoor area was a favorite spot in the mornings, where we enjoyed our coffee while taking in the serene canyon views. It was such a calming way to start the day.The bedrooms and bathrooms were incredibly spacious and comfortable, ensuring everyone had a relaxing and restful stay. Every detail of this home was thoughtfully designed to make the experience enjoyable.We recommend this home, it truly made our Christmas holiday unforgettable! We’ll definitely be back.

Positives: Home is nicely located. Early check in was much appreciated. Toiletries and towels were clean! Negatives: - Not as pictured (not water front) Disclosure should be at the TOP or bottom of property description for more transparency. -Outside ceiling fans too noisy. -Refrigerator took 12+hours to cool. -Killed 3-4 scorpions inside the house mainly in the upstairs bedrooms. - ants in the kitchen by the sink. -Tv remote control difficult to operate in the living room even with instructions. - WiFi was super slow!

Beautiful Setting. great Property

I have been remiss in providing this review as it has been several months since our stay. That is not a reflection on the property or the host. We had a great weekend and the property is wonderful. Amenities all there, good communication, painless check in/check out. The interior of the home exceeded expectations from the listing, but the lake has been affected by the drought. Consequently the view is of a beautiful green valley and hills rather than the water. Nonetheless it did not impair our enjoyment of the property or the time away. Thanks to the host for sharing their wonderful property.

Spicewood Cozy Home

The property was beautiful, home was big and the game room was a plus. Some things we did not like and would suggest improvement on are the following: it was dusty and dishes were not properly washed. The kitchen sink kept throwing water under the dishwasher even when it was not being used. We had to leave a towel there to avoid a wet floor and slips. There was also no mop onsite, just a broom and dust pan. The game room had a coke machine that if no sign is presented will cause issues. My son tried connecting it thinking you could since there was a power cord and an outlet nearby. It started to throw fire from the machine. Luckily he did not electrocute himself. Suggest either removing the power cord or placing a sign that tells people not to connect as it may cause a fire. There were a lot of wasps outside in the back porch area, recommend spraying for these. There were no other issues aside from this and a foul smell in the cabinet just underneath the microwave. That and the water was backed up in the master bath shower. These are things that the owners can fix to make stay more pleasant. The views are awesome, there are many deer, the tennis courts and pool and basketball court were a plus. Would be nice to see the basketball court fixed, it was loose from the rim but it was still usable. Again, beautiful home, very roomy just pointing out the things that can cause a liability to the owners and unpleasant experience to others staying in this home. Thank you for answ,

We rented this to stay in for a family reunion that took place at the airport. The location was terrific. The place is homey, upscale, beautifully accessories, and provided more than we expected. The separate master on the ground floor was perfect for we seniors, and the upstairs accommodated the rest of the gang. Once in our suite, we didn't hear a peep from them upstairs, and that demonstrated the quality of construction..This would not be a good option for someone with handicapped access needs, given the one step into the living/dining/kitchen, but I love how that one stair was clearly marked to avoid mishaps. Everything now would want was there and instructions were clearly found and beautifully presented. We would have liked to have received our welcome communication a little earlier than 2 days before our stay, but I know that giving codes out for access could likely be problematic and increase your worry and pose a security risk. As we continue to visit family in that area, we will return to our 'mansion on the hill"... your VRBO, without hesitation.

What a lovely home! My parents, sister, and my kids all got to unite at this lovely property. We made tacos, strolled, in the bluebells, played games (including a shuffleboard tournament) and were able to truly enjoy our time together. The property manager was prompt in communications. We felt welcomed and cared for — and would live to return!

Family Spring Break Trip

Amazing! The home was beautiful, welcoming, clean and very comfortable. Communication with the host was flawless. We had everything we needed and more. This made the perfect place for our family to meet for Spring Break. The lake was dry but the the view still wonderful, and the walk through Muleshoe Bend with all the Blue Bonnets made for a perfect morning. A shopping trip and lunch in Marble Falls made for another fun day. You don't want to miss going to the Pottery Ranch. All of this and then peaceful evenings back at the house for s'mores on the firepit and games around the huge kitchen island/bar. We can't wait to come again!!
