This 3-bedroom townhouse is in an unbeatable location with a minimal, clean style, perfect for those who enjoy the simple things in life! Located a half-mile walk to the kid-friendly Bristlecone beach, minutes away from a bike path and Tahoe City, and a short drive to several ski resorts, endless outdoor adventures are just outside your door!

The home's two-story layout features a minimal and clean style with the three bedrooms located upstairs perfect for giving everyone the privacy they need for a great night’s sleep upstairs, while still enjoying plenty of room to connect with your group in the open and social downstairs.

As you step inside the home, you will be greeted by the warm living room; this space will make you want to snuggle up on the couch after a busy day of outdoor exploring. The living room has comfortable seating options for your group with two sofas, as well as a rug and coffee table warming up the space. There is an electric fireplace. Just off the living room are the open dining room and kitchen. In the dining room, you will find a wood table with seating for 6 next to sliding glass doors that lead out to the private back patio. Step outside and enjoy relaxing in this private outdoor space on the 4 patio chairs while you take in the fresh mountain air. Back inside you will also find a standing desk and chair in the corner of the dining room providing a quiet place to catch up on remote work or emails. Inside the kitchen, you will find everything you need to prepare a delicious meal for your group, as well as a comfortable kitchen bar with three bar stools providing additional dining space for your group. The open layout kitchen/dining room makes it comfortable to stay connected with your group whether you are preparing a meal or snack, or playing some games at the dining table.

Just off the kitchen, you will find a half bathroom for shared use. Conveniently located in this area is also a laundry room complete with a washer and dryer and cabinet space so you can keep up with any laundry needs while on your vacation.

When you are ready to settle in for the night you will find the home’s three bedrooms located on the upper level of the townhouse. The separation of space between the sleeping area and common space makes for a quiet environment for everyone in your group to get a good night's sleep! Head up the floating staircase and you will find the spacious master bedroom directly to the left when arriving at the top of the stairs. The master bedroom is a bright space with a comfortable queen-size bed , sconce lighting, and a dedicated workspace in the corner of the room with a standing desk and chair. This room has the added comfort of an attached bathroom, off of which you will find a large walk-in closet. Inside the master bathroom, you will find a single-sink vanity with under-the-sink storage and a walk-in shower. Down the hallway, you will find the two additional bedrooms located next to each other. The first guest bedroom boasts a queen-size bed, a nightstand, a closet, and a bright window bringing ample natural light into the room. The third bedroom has a simple and cozy style with a twin-over-full bunk bed, a small dresser, and a closet. Rounding out the upstairs is the shared full bathroom located in the hallway between the master and guest bedrooms. The full bathroom features a single-sink vanity with above and below-the-sink storage space, and a shower/bathtub combo.

CANCELLATION POLICY
***Lake Tahoe is prone to wildfires and winter storms. Please note we do not move, cancel or provide refunds or credits for any reason, including COVID, poor air quality, road conditions, road closures and weather conditions.  
If you think you may need to cancel for any reason, We highly suggest you PURCHASE TRIP INSURANCE or BOOK CLOSER to your travel dates. ****

PLEASE NOTE:
WE DO NOT PROVIDE COFFEE/ TEA - please plan to bring or purchase your own. We only provide a drip coffee maker.
 During the winter months, outdoor furniture may be unavailable due to heavy snow.
 This home does NOT have AC.
 Unfortunately, pets are not allowed. If undisclosed pets are brought into the
home without our approval there is a fine of $500 per pet.
 No smoking
 No parties or events
 Due to extreme wildfire risk, any type of outdoor wood burning fireplaces, fire
pits, or charcoal grills are strictly prohibited. Violations will result in fines starting
at $5,000 per Lake Tahoe short term rental regulations.
 This home has a max overnight occupancy of 6 guests!

MINIMUM AGE FOR RENTAL. The minimum age to rent the Property is 25 years of
age. All guests under 25 years of age must be accompanied by an adult over the age of
25

After you book, you will be asked to e-sign another rental agreement which protect our home from guest damages.

***All guests must electronically sign a Rental Agreement prior to being given access to
the property at check-in. Contract will be emailed within 24 hours of booking and should
be signed within 48 hours***

Parking: 2 Parking spots in front of the home.

If you are renting this home from April until the first snowfall, there are NO fires allowed in Lake Tahoe.

4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.

Our property does not have space to accommodate RVs or fifth wheels. Parking of these vehicles is not permitted in the driveway or on the street, in accordance with local regulations and HOA rules.

AMENITIES - POOL, HOT TUB & SAUNA: The community pool, hot tub, and sauna are shared HOA facilities and are NOT included with this rental. Access is controlled entirely by the HOA through their own scan cards, which we do not provide or manage. We cannot guarantee access to these amenities, and they are not part of your booking or rental rate.
