"Needs improvement." This rental has the potential to be great if the host makes a number of repairs and the cleaning company ups their game (or is replaced). It appears that some past guests have been particularly rough on the place - broken couches, broken dining room chairs, detached door stops, etc. Children in particular appear to have run wild - peanut butter smeared on the walls, crayon on the ceiling, Teddy Grahams on the couch, Sun Chips in the bedroom, mac & cheese spread about the yard. Adults aren't off the hook either, with a skillet caked with scrambled eggs unwashed in the cabinet, and cigarette butts in the patio rocks. The hot tub needed work too - the water smelled bad so we limited our use. (The host said they treat it between every guest and I take him at his word.) Base level cleanliness was fine in terms of carpets, toilets, kitchen, etc. - less so the living room couch cushions and pillows which smelled like little kids. The neighborhood was quiet and safe, other than the occasional plane landing at the airport (the house is directly in the landing path, but large planes are not frequent). If fixes are made and cleanliness is increased, this could be a very good property. The host was very responsive and I have confidence that he will address these issues to bring the property up to its full potential and stated value.
