124 34th St B is professionally managed by Newport Beach Vacation Properties. Just 30 seconds from one of the best beaches in Newport, this is a great spot for swimming, surfing, boogie boarding and sunbathing! A family looking to spend most of their time on the sand and in the surf will love the location of this property. It is also conveniently located two blocks from the local Pavilions grocery store, restaurants, bank, and shops. There is a deck with peek-a-boo views of the ocean and enjoying the pastel colored sunsets. Luxury Fili D’Oro linens and towels are thoughtfully provided for every bed and every guest!



The kitchen has been updated with granite counter tops, stainless refrigerator and stove, and a white dishwasher. There is a dining area set for 4, and several bar stools for additional seating. The living area faces the street, featuring a queen sleeper sofa to accommodate 2 guests, and a balcony with peek-a-boo views of the sand.



The queen master bedroom has an en-suite bathroom near the front of the property, and two guest bedrooms with a double bed in each. There is a shared full bathroom for the guest bedrooms. Both guest bedrooms have sliding glass doors which provide access to the shared rear deck.



The spacious master bedroom has a queen bed, walk-in closet and en suite bath. Two guest bedrooms with queen beds share a hall bath with a tub/shower combo.



Sneak away from the beach for sunny afternoon BBQs on the deck, or grill dinner while the sun sets.



There is a shared washer and dryer in the garage, and you'll have one space for your vehicle within the shared garage (door does not close).



Just off West Balboa Boulevard and less than a block from the water's edge, you'll have easy access to the best of Newport Beach. Only a short walk over to lido Marina Village with lots of great food spots and boutiques and a short drive to some of the best surrounding beaches and the beautiful outdoor mall, Fashion Island.



As our guest, enjoy complimentary local experiences curated to help you make the most of Newport Beach. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals.



Other Important Details:

- Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity.

- Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach.

- We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm.

-We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.



LIMITED RIGHTS OF OCCUPANCY

Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
