The Space:

Inn Jameson is a warm, relaxed three-bedroom home built for getting outdoors and coming back to comfort. The heart of the house is the open-plan kitchen, dining and living area, where a free-standing wood burner and heat pump keep things snug on cool Rotorua nights. The kitchen runs along a galley layout with a full electric oven and cooktop, double sink and plenty of bench space, opening straight out to the deck so the cook is never left out of the action.



A glass-wrapped sunroom sits off the living area - a light-filled spot with a solid timber table that catches the sun through the day and looks out over the garden and street. There's a second lounge area too, giving everyone room to spread out, read, or settle in front of the TV.



The three bedrooms are set up for a mix of guests: two with comfortable queen beds and a third with two single beds, sleeping six in total. Beds are made up with quality linen and fresh towels. The bathroom has a walk-in shower and vanity, with a separate toilet, and there's a dedicated laundry with washing machine, dryer and ironing facilities.



The real showpiece is out the back. A large covered deck runs the width of the house, with a translucent roof and festoon lighting overhead so it works rain or shine. Out here you'll find a private spa pool, a built-in BBQ plus a Weber, and a generous timber table and bench seating for shared meals. Beyond the deck is a flat, fully fenced lawn, and a separate double garage with roller door - ideal for storing and working on bikes.



Guest Access:

Guests have the entire house and grounds to themselves: all three bedrooms, the bathroom and separate toilet, kitchen, both living areas and the sunroom. Outside, you have exclusive use of the covered deck, spa pool, BBQ and Weber, the fenced back lawn, the double garage for secure bike and gear storage, and off-street parking on the driveway.



The Neighborhood:

Fenton Park is a quiet, leafy residential pocket of Rotorua that punches well above its weight for location. The big drawcard is how close you are to the Redwoods (Whakarewarewa Forest) - mountain bikers can roll out the garage and be on the trails within minutes, with the forest's world-class network of tracks and the walking trails right on your doorstep. The Whakarewarewa geothermal area and Te Puia are nearby, and you're a short hop from the golf course and the everyday shops you'll need for a self-catered stay.



Getting Around:

A car is handy for making the most of Rotorua, and the driveway offers plenty of off-street parking alongside the double garage. For mountain bikers, the Redwoods are close enough to ride to directly. The Rotorua town centre, lakefront and the main geothermal and adventure attractions are all a short drive away, and Rotorua Airport is roughly 15 minutes by car.
