OUR EXPERIENCE HERE WAS HORRIBLE!! This home has a mosquito infestation, no hot water, dogs that bark all night long! The dogs were eating the one cushion that was left on the beach chairs. The dock in the images isn’t there. The roof top was filled with muddy brown stagnant water. There was a trailer of trash and trash everywhere on the property. The bedroom doors don’t stay shut. The showers are disgusting!! There is no pool on the premises like it states online. I have pictures and videos of all of it! Jerry was 1.5 hours late picking us up from the airport. We were traveling with 6 kids. The “nice” golf cart has no brakes. The crappy golf cart had torn seats and didn’t start the next morning so half of the family couldn’t go to breakfast. The replacement 6 seater golf cart has no headlights. Both working golf carts are very dangerous to use!!! The premises was so horrible we had to leave because no one could sleep. The pullout couch was so filthy I asked for blankets to cover it up and the sheets were stained and gross. We had a horrible experience here!!!! Jerry is NOT cooperative!!! Again DO NOT STAY HERE!!!!! Worst place on the island! We’ve been traveling here for the last nine years. We’ve never experienced the disgust we did at this house!

The host denied any of the problems - water system down, extremely poor maintenance and housekeeping, a beach area covered in garbage and medical waste, and a yard filled with used tires and debris.

Property matches picture and description and its better in real life! We loved walking the beach and kayaking to the reef for snorkeling right in front of the house. It was our second time and we are looking forward to next time already! Thank you!

The house was not as nice as the pictures showed. It definitely is rough. The master bedroom door would not latch. The door to the main bathroom you had to push out to close, it was a sliding door. Shower heads and drains were corroded. We had more cold showers than warm ones. The beach was clean. The golf cart we rented from them needed a new clutch. The property staff tried real hard to make our stay good. Very responsive. Luis’s mom did the cooking, due to his sister, who was supposed to cook, was off the island for a family emergency. The good reviews were for a cook who was there before the people there now were hired. They do not know how to cook gluten free. While they did accommodate us an extra night due to an emergency I would not recommend this to family or friends.

Our family loved the huge property because it was exactly how we expected it from the pictures. The beach was perfect for family play and swimming. Lazy days in the sun was just what we needed. The private chef Karen made delicious breakfasts when we want which didn't disappoint!We recommended this place to our friends and they are joining us next trip!Thank you for giving us your time and thoughtful service

It was a mess becuase they cook for you and the dishes were left for two days without being cleaned. The kitchen cabinets are a mess. AS well as the fridge with rotten veggies inside. The property is missing the dock in the photo so dont worry about that being there. The people who cook for you Karen and her brother Luis live downstairs. So you have extra people there. They didn't provide the check in Champagne as noted. It's not as clean and pretty as the photo make it out to be inside the hosue it needs an update. Mosquitoes are in the bathroom be read. Feed their dog hes so hungry looking. Enjoy the extra walks on the beach.On day thursday we were told that we had access to a poll down the road at a resort with only two days left. Finally, if you stay here and get a golf cart, be sure to fill it up; they don't do it for you. You are off the paved road at a certain point and if gets muddy with rain.Getting to the airport on the last day we said we need to leave by 745. He was knockin gon the door at 715 and we weren't even ready to go yet.

The staff was wonderful. Karen cooked us a few meals that were great. Luis is very attentive to whatever we needed. If you’re looking for a place to sleep and the departing for the day, this place is it. Beach access is available but there is sea grass in the water. It’s seasonal thing. Overall, we liked where we stayed, the help from Karen and Luis, and the island vibe feel.

Amazing family time! We arrived to a delicious meal ready and waiting for us. The property is as stated with and the hospitality is wonderful. We are surprised by reading a prior guest review because the beach is beautiful and sunrise is breathtaking - I guess its about who you are with. We kayaked in front of the beach house and went snorkeling to Hol Chan Marine Reserve nearby. Secret beach is also highly recommended. Thank you for a wonderful stay. We will be back soon.

Nothing like the pictures. Bad time with all the sargassum washed up on the beach. We did not have access to the beach from the house. The smell was really bad. The house was very outdated and nothing like the pictures. Karen was great and fed us delicious meals each day. That was the best part of it all.

Don’t go in June , or just don’t go

The house overall needs a refresh. Air conditioner probably needs to be replaced, it never got cold. We got 2 brown towels for the week and that was it. The pictures they post had all sorts of fluffy towels in baskets etc. we couldn’t go anywhere at first because they said the golf cart was being repaired. And when they finally offered us a cart it was the “cooks” personal car, and they wanted to charge us the higher price to take it. Had to go to secret beach to enjoy the water because it looks like they haven’t shoveled sargassum for 3 years. It was stinky too inside and out. Private chef, well let’s say cook, was ok. Thank god we booked a fishing trip to actually eat fish that we asked for. We got spaghetti one night. Garbage all along driveway going in to property and out. We won’t be back no photos to post sorry Jerry, you need to work on the house and property

Bad timing, Good experience

First off, Dorita and Alan (the resident chef and facilitator) were the best part of the stay and deserve all the credit for making our trip as fun as it was. All the meals Dorita cooked for us were delicious and generous. Alan provided answers to all of our questions, greased the wheels for our excursion bookings and managed our early arrival even when the local airline (Tropic Air) pushed us 2 hours earlier than expected. They were great and if that's all I had to review it would be 5 stars. However...The place itself was kind of a dump which is not reflected in the pictures or description. Shower heads were rusty and one popped off, which I fixed. One wall leaked pretty badly during a hard rain and the overall vibe was such that I was SUPER happy my SIL didn't make the trip as planned because she's a little bougie and would have bolted after about 5 minutes for a resort. The worst part of the house stay was just bad luck. The house is situated right smack on the beach and our plan was just to hang there and enjoy the property. Except there was 50 yards of rotting sea grass making the place smell so bad it was almost impossible to be outside at all and certainly impossible to get in the water. This was a problem on the entire windward side of the island and its semi-unpredictable so I can't really hold it against the place but a heads up that this might have been an issue at the time we booked would've been very helpful to level-set expectations.

Great with some glitches to be aware of.

The host was easy to communicate with and accommodated some last minute changes. Allan & Dorita (on site manager and chef) MADE the stay awesome!!!! They were attentive, fed us well, great resource. They live on the ground floor of the house and the guests stay on the 2nd floor.The glitches: the sargassum odor was disgusting/nauseating & made it impossible to go in the water, sit outside, open windows, use the kayaks. In the dry season, well water is in the pipes that is 35% salt water. We didn't feel clean the entire time bathing in salty water. They don't have a generator and the electricity went out 3 times. 2 were for a short time but 1 was from 11pm til 4 pm the next day. 80 at night without AC, with windows that don't open but if they did, it stunk too much and would let bugs in! We sweat all night!!! The well water needs electricity.. so no flushing toilets or running any water! No charging cell phones! We did leave on a tour during the day and messaged Jerry that if we didn't have electricity when we returned at 5pm, he needed to put us up in a place with electricity and provide meals. His response was appalling. He thought we could sit in the dark after sunset at 6pm in the heat without AC, bathe with a bucket of water, use buckets to flush the toilets and give our phones to Allan to take somewhere to charge!!! That is not what I paid 400/night for. I was about to go ballistic, but decided to wait to see if the power was restored and fortunately it came on at 4pm!

Excellent hosts/beautiful grounds

We had a great time. Alan and Dorita were great hosts. The food was amazing. The house isn't as nice as it is in pictures but you need to keep in mind it's Belize. There is no pool access but we did not miss it. Beach time was good. We had issues with the golfcarts but Alan was very good about providing a different one to use. I know others who have been to San Pedro and they also have had issues with golf carts. There was only one kayak, the other one had missing parts so we used as a paddle board. Even though things didn't always go as planned. It was a great time. I would totally recommend this place. Just keep in mind it's more rustic than it looks online.
