Pros: the beds were comfortable and the bathrooms were updated and clean. The location and decks by the pond were very nice. The size of the house was good. The washer and dryer were newer and worked well.Cons: the kitchens were not stocked well. There were plates and glasses, but worn out teflon pans and less than basic necessities. Cooking was a nightmare. The oven was NOT clean. There was one kitchen towel and 2 sponges. 1 garbage bag. Lightning was weird/dark. Barely enough towels for guests. Dining chairs had already scratched the flooring, need rugs or felt on chairs.The outdoor space was nice, but only 3 plastic chairs and a very tiny and dirty charcoal grill in the yard. (We had hoped to grill for our dinners, we did not) No outdoor tables or seating . We used the kayaks, which were nice to have with the river right there. The kayak rack was rusted and bent.With a handful of changes, this could be a decent place. As it was, it was passable but we would not stay here again. The check-in process was great and the owner was responsive to our questions. We were kind of disappointed but had good sleep and a nice time in the area.

Easy check in. The house was very large and it was just two of us. If there was a big family, this would be great. It was clean, comfortable and modern.The house was on a large pond that lead to the river. It wasn’t directly on the river nut accessible by kayak. Two decks on the pond where we spotted a large alligator sunning himself. No swimming here!All in all, we would stay here again. Only suggestion is maybe some more outside furniture as it is nice to utilize the decks.

Kitchens were very spacious, the bar downstairs was very useful!! Laundry room was absolutely a great option especially for the big family of wet clothes from being on the River!!! The bed rooms was set up perfectly to accommodate everyone!!! The only thing that I would recommend is another a/c unit down stairs. It stayed pretty warm through out the stay.

Our family of 8 had plenty of room to spread out and enjoyed our stay on the river. The house was clean and well stocked with small touches like travel size shampoo/conditioner/lotion/body wash; small size laundry detergent and dishwasher tabs. Ways to improve: pot holders, baking pans, a Keurig, patio furniture on the upper deck and a small library to read one/ take one. We didn’t have time to use the grill but it looked more than adequate. We were able to bring the pontoon boat to the dock behind the house
the cut coming into the small basin from the river is shallow but usable. KP hole boat ramp is where we launched. The digital front door lock was a challenge, instructions such as “you will hear a tone each time you enter a number” or “enter code and wait three seconds before opening door” would go a long way. Overall, I have zero complaints!

We had some issues and the property manager Rich was very nice and did respond and resolve the major issues. The reason I’m giving the house a 3 star is because we did have those issues and we had some additional issues we handled ourselves which should have been handled prior to the stay. Examples Batteries in the remotes or have some on hand to replace, light bulb were out throughout the house with no replacements, trash bags available to use for the stay(the house only had 2 bags for a week stay for 10 people), parking there was a little pad but you had to have a small car to fit on that. However if you have trucks you will be lucky to fit 2 in the yard area as they will not fit on the pad without sticking out into the road, the canal heading to the main river is very grown up and shallow. It is very difficult to access main river with sup boards and pontoon boats. We are experienced boaters and it was a challenge to navigate the boat into the canal without hitting stumps. It can be done just not as easy as it was made it out to be. We did take the kayak out of the cove and a larger alligator smacked the front of the kayak pretty hard in that cove. So sup boards it could be a question move to take out of that cove. The house is very spacious but the a/c downstairs is very lacking for the Florida heat. Upstairs cools just fine. You will need to make sure you have a large fan if you are one for a cooler stay (75 degrees or cooler). They have one fan downstairs.

This is a beautiful home and overall we had a great time. I wish 4 and 3/4 stars were an option of the rating scale!! The beds were comfortable and we all slept well after long days enjoying the outdoors. We loved having the kayaks and we got plenty of use out of those, despite the gators, lol! We are Florida natives, so we are familiar with gators and knew to ignore them and keep our distance and they were not an issue. We rented a pontoon boat from The Blue Gator and were able to easily bring it in to the dock with no issues whatsoever. Rich was wonderful, very responsive and very accommodating. I put a lot of stock in reviews, and spend a lot of time reading them before I book any stays, so I am not meaning to be nit-picky but I am trying to give a good, solid picture and opinion of this gorgeous home. A few things that should be added: to the description - the fact that the ground floor of the home is cooled by a window unit. The one window unit in the living area prevents the (2) bedroom doors from being closed or those rooms heat up quite quickly in the Florida heat of summer! To be clear - the window unit does a more than adequate job of cooling the space, it is just that the doors must be left open for the cool air to circulate, so no privacy. to the kitchen (s) - dishtowels (there was only one to be found in the entire house) and baking pans/bowls. to the decks - some nice patio furniture would go a long way in doing the beautiful grounds and view justice!

Nice hidden spot on Rainbow River

We've stayed at several houses on Rainbow River over the years and always enjoy trying a different place.This one has some unique qualities. There is a small cove you have to paddleboard or kayak through to get to the river (about 30 seconds), but the cove is big enough to fish in and enjoy the wildlife; fish, turtles, birds, and a couple small-ish gators. Swimming in the cove isn't recommended, but again the river is literally 30 seconds away by kayak/paddleboard and viewable from the house. You can swim all you want in the river. 4 nice kayaks ready for use (two are tandem kayaks and two are smaller single kayaks), but they're in good shape and worked well. We brought our own paddleboards and it took us about 45 min to paddleboard to KP hole on a really nice non-windy day.The host is really friendly and very communicative, responded quickly when we needed to ask a a question. The house itself is quite large, which was great for us. It contains the basics so come prepared with games, food, spices, charcoal - anything you need to make your stay comfortable. There is a Walmart and Winn Dixie really close by. Old school camping grill mounted in the ground for barbecuing --- bag of charcoal, tin foil, done. We met one of the neighbors briefly and respected their privacy as we expect the same in return. We didn't encounter any issues at all with our stay and we also respected the property boundary (see photos).Great visit overall, fantastic host! Thanks for having us!

Spacious River House

We had a great stay in this roomy and comfortable house! The view of the river is wonderful, I drank my coffee outside on the porch every morning and my wine every evening. The house is perfect for a large group with space for privacy. We did all things Rainbow Springs and kayaked and swam every day. It was especially nice that single AND tandem kayaks were included.

Quiet and Spacious

We had a group of 9. My sister and BIL shared one room with their kids (7 & 10). My husband and I had the master suite. My kids are 18 and 20, they shared one of the bedrooms downstairs (2 queen beds, huge room). Our stepmom had the other downstairs room The bedrooms were spacious. We really only used one of the two living rooms, there was plenty of room for us to spread out. The neighborhood was quiet. The house was within 5 minutes of town, so very convenient.

Thanksgiving retreat

This was an ideal house for our large family to meet up and enjoy the holiday. The house is large and all the bedrooms are spacious. It is really two separate living areas; a full kitchen, dining and living space with two bedrooms upstairs, and downstairs another kitchen, bath, two bedrooms , bar, laundry and another living/dining area. The town has a little of everything you will need close by. The riverside property is peaceful and is a lovely neighborhood.

Relaxing family getaway!

We were very excited to stay in this beautiful home. When we arrived we had a bit of an issue with the code on the door not unlocking but before I could even call the host Rich, he was calling me and apologized that I was having trouble. He then gave me instructions on where the lockbox was and the code. He was super nice and made sure we got in after that with no issues. We were in the house less than 5 mins after arriving to the home. The instructions book and the keys to the kayaks were right where they told us it would be. We had zero issues with anything else. There was plenty of space for our family of 7. The house was very clean and the beds were all super comfortable. The property line was very well explain and there was plenty of room for us to run around and play as well as launch the kayaks. We did infact see a 4ft gator in the cove which we all thought was very cool. The instructions on how to leave the house was extremely simple. We loved leaving from the cove to float down to swampy's for lunch which was super easy and very refreshing. Having access that close to the river was very nice. If you stay in this home make sure you go down to KP hole to swim, it was about a 5min drive from the home and only $7 to swim, you can also launch the kayaks from there and kayak back to the house which was amazing! We had the best time and can not wait for us go back!

What a sweet spot on the river for family! We launched right onto the water from the rental which saved so much time for us blowing up multiple paddle boards. Spacious for family and kids with two living rooms and bonus kitchen downstairs. Really wonderful trip! Would recommend!
