The space



Primary suite (3rd floor): queen bed, a sleeper sofa and its own ensuite bathroom with a stand-up shower.

Second-floor rear bedroom: king bed, a quiet room for parents or couples.

Second-floor front bedroom: two double beds, great for kids, siblings or friends.

All bedrooms have fresh linens, room-darkening shades and storage.



Bathrooms



Two full bathrooms: a second-floor hallway bath with a tub and shower (handy for bath time with little ones) and the third-floor ensuite with a stand-up shower. Shampoo, conditioner, body wash and towels are stocked.



Kitchen and living



The full kitchen has quartz counters, a designer backsplash and stainless appliances: oven, gas stove, fridge, dishwasher and microwave. You also get a coffee maker, blender, toaster, rice maker, pots and pans, and spices. The dining area has a round table for four, and the living room has a Smart TV, books and board games.



Outdoor space



The fenced backyard patio has outdoor seating and a charcoal grill, a safe spot for kids and pets to get some fresh air.



For families and longer stays



Travel crib, high chair, baby bath, baby gates, changing table, outlet covers, children's dinnerware, books and toys. Video games and board games for family nights. Washer and dryer in the home, central air and heat, and a laptop-friendly workspace with fast Wi-Fi.



The neighborhood



Northern Liberties is one of Philadelphia's most walkable neighborhoods, with Piazza Alta, cafes, bars and parks nearby, The Fillmore and Fishtown a short walk away, and Old City close by.



Getting around and parking



Parking is on the street and first come, first served; there is no dedicated spot. The closest options are on West Girard Ave, North Howard St and North Hancock St. Always read posted signs, since some blocks are time restricted. For a guaranteed space, reserve a nearby garage with SpotHero or ParkWhiz.



Good to know



Check-in is after 3 PM and checkout is by 11 AM. Self check-in details are sent in your booking messages after booking.

Sleeps up to 8 guests. The primary guest must be at least 25 and complete ID verification. No parties or events, and no smoking of any kind. Quiet hours are 9 PM to 8 AM.

We do not accept bookings from local guests (those who live within a 45-minute drive).

Pets: up to 2 pets, approved case by case. A pet fee applies per pet.

Fees you pay with this booking: a cleaning fee of $160 per stay; $20 per guest per night for each guest after the first 4; a damage waiver of $20 per stay for stays under 14 nights and $30 for stays of 14 nights or more. All fees show in your price breakdown before you book.

For security, Ring doorbell cameras cover the entrance (outside only), and a Minut noise monitor measures decibel levels only in common areas. It does not record audio.

The home has steep stairs to the second and third floors.

For stays requiring tenant screening, PH Luxury Stays uses consistent rental qualification criteria and an individualized review of each application.



Our standard financial benchmark is verified lawful gross monthly income of approximately 3x the applicant’s monthly rental responsibility. This benchmark is not an automatic approval or denial cutoff, and applicants who do not meet it may still qualify based on other documented factors such as liquid financial resources, strong rental history, a qualified guarantor, or verified employer, insurance, corporate, relocation, or other third-party housing payments.



Applicants may be asked to complete identity, credit, rental-history, and background screening where legally permitted.



We consider the applicant’s overall profile, including:



Verified lawful income and financial resources

Relevant credit and payment history

Recent and unresolved collections or delinquencies

Rental-payment history and landlord references

Ability to verify the applicant’s identity

Qualified guarantors or third-party payment arrangements

Application accuracy and verification

Relevant mitigating circumstances



We do not use a minimum credit score as an automatic approval or denial standard.



All screening criteria are applied consistently and in accordance with applicable federal, state, and local fair housing and tenant-screening laws.
