We (5 of us) traveled from Wisconsin for a week away. The beach area home was extraordinarily spacious, modern and could have easily accommodated another family. We made almost all our meals in the gigantic kitchen area with the dining table suitable for 8. Our only critique was that this area of Topsail Beach is saturated with contractors. Early morning table saws, air compressors and crews driving in and out accompanied our morning coffee. It didn't ruin our time by any means. Oh yeah, a huge plus is the daily Marine Corps combat helicopters passing low and slow up and down the beach... super cool.

Nicely maintained home. Well stocked kitchen. Great view of the beach, easy access to the beach just across the street. Loved the hot tub. I believe the screen door off the livingroom needs to be put in the track. Owner was very patient & helpful when I called him when we got stuck in the elevator!It was a great experience & we had a wonderful time.

We stayed at Bum in the Sand in early September 2025 and could not have selected a better home away from home for our group. The house was luxurious, the kitchen well stocked, and the location was perfect. Steps to the beach, a short walk to the boardwalk. The pool was even closer. And we used the hot tub almost every night. Tom was easy to communicate with, but we didn’t need him much. I’m glad the home had an elevator, we had a few folks with injuries and the steps would have been really difficult for them. We loved our stay and definitely recommend this property.

Beautiful townhome with gorgeous views on both sides, and easy access to the beach. Elevator was especially nice while traveling with our 80 year old dad with walking issues. Our family of 9 had more than enough space to relax and unwind.

Beautiful home in the perfect location. A short walk across the driveway to the beach and pool access is perfect with views of the beach from the decks. The owner is great to work with. We had an emergency and we were able to switch weeks without a problem. The kitchen is well stocked with everything needed to prepare breakfast, lunch and dinner. The beds are all dreamy and so so comfortable. Having a high chair was a great perk and we enjoyed sitting on the deck for hours every day. It was nice the top deck in front is covered because we were able to sit outside the days we had rain. During our stay the hot tub needed to be serviced and one quick message to the owner and the hot tub technician showed up the next morning. We would love to stay at this properly again someday.

Very nice villa, great accommodation for our family vacation. The property manager was very helpful when an issue arose, very easy to get ahold of. We had a great time in this villa. This was our first time staying at Topsail beach, and we had an excellent time. Very relaxing, family friendly area!

Not As Advertised

I booked this home 9 months before our stay. During the booking process I sent a message to the host (with no response) expressing our family's love for Topsail and switching houses this year specifically for use of the elevator, as many in our party are aging and one is legally disabled. We also knew we would be bringing an infant on our trip this year. The host called me Thursday before our stay on Saturday. I was unable to answer the phone, so returned his call Friday as we were traveling to the island. He proceeded to tell me the elevator was not working and there may be an issue with the front door. I expressed how upset I was that we gave up our oceanfront house we've rented for years to stay in this one with the elevator only to discover on our way there it was broken. The host suggested we keep those that had difficulty walking on the lowest sleeping level. Not only was this condescending, but ridiculous given the kitchen is on the fourth floor. Thankfully a repairman was able to come out near the end of our stay and (mostly) repair the elevator, at least enough to use it for carrying luggage. It only cost me an entire day of my vacation to stay in the house while the repairs were completed. The repairman also informed me they had known about the issue for an entire month prior. When the elevator repairman was leaving, someone else was in the garage of the property to fix the lock on the front door. I was not told he would be there. Garage was full of junk-mattresses,

We appreciated the quality of the mattresses and that linens were all included. It’s not really a cooking kitchen but had enough essential gear to make a big breakfast. Getting to the beach was easy. The owner was great about providing info and replying to the one question I had during our trip. We would happily return!

Overall it was a beautiful home and we would stay there again! Gave 4 stars only due to little things like many burnt out light bulbs, mattresses dip in middle, dirty fridge water and a burner on the stove didn’t really work.

Week at Topsail Beach

The location of the house is ideal with the beach only a few yards away. Four of the six bedrooms have decks- (2 look towards Ocean). Entry to the house is at the garage level. There are 3 bedrooms on each of the next two floors. . The shared space ( kitchen, dining room and living room ) is on the top floor of the house.There is an elevator, but we were told not to use it because it needed repair. The house owner let me know that the elevator could not be repaired before the end of the stay. The house is lovely, but there are some essential items should be replaced. The dish washer does not clean properly. .When we arrived, there were dishes in the dishwasher that were not clean. We ran the dish washer but it was not effective . After that, we took turns cleaning the dishes by hand. There were only 3 stemless wine glasses and one stemmed wine glass in the house. We purchased plastic cups to use during our stay. To use the grill would have required that we undertake a major cleaning job. Check-in instructions are that if you use the grill you replace the propane and clean it when you leave. We did not use the grill. When we checked out we saw a maintenance person at the next house cleaning the grill at the next home and filling it with propane which seems ideal.

Amazing family fun!!

Wonderful clean home. Several nice balconies to relax with family. House was perfectly appointed. Communication with the owner was incredibly easy and friendly. Would absolutely return to this home for another beach adventure.
