We had a fantastic stay at Las Brisas and would absolutely stay here again.Traveling as a family with young kids, this property worked extremely well for us. Being on a lower floor made everything feel easy and relaxed, without the constant worry that can come with higher floors and balconies.The heated pool was a standout feature for our trip. We were there in January, and the warm pool made swimming not only possible but a daily highlight. Our kids were in the water constantly, and it became a big part of what made the trip feel special and truly relaxing.Check in was a breeze. We met our vacation liaison, Ezekiel, during check in, and shortly after we also met Matt, who manages the property. It was great to put faces to names right away. We had a couple of small issues during our stay, and Matt was extremely responsive. He replied quickly and had everything addressed within hours, which we really appreciated.One of the things we loved most was the beach feel of the property. Having waves coming up on the shore gave the stay a true tropical vacation atmosphere. Being located right next to Tequila Beach was another nice bonus. It was easy to walk over for a change of scenery, grab a meal, or spend time lounging on the sand.The unit was comfortable, colorful, and welcoming, and the 24 hour on site staff and security added an extra level of comfort for our family.Overall, Las Brisas delivered exactly the kind of family friendly beach vacation we were hoping for.

It’s always a perfect stay when we stay at any of Matias’s properties. We now only look at his places as it’s not worth going anywhere else. He has a great staff that is attentive and professional. Our place was spotless and maybe the best location we stayed at yet. The beach is fabulous and having tequila beach next door was a plus. We could go have drinks or food anytime and didn’t have to drive anywhere. It was as perfect as a trip could be!! Facilities were top notch, pool was amazing as was the view. Our new favorite spot!!

Great week in cozumel

Loved this place. Lovely small condo building with security, nice pool. Next to Tequila Beach Bar (which is nice but ). Fully equipped, made a couple of meals in. Great communication with owner. Easy to get a cab, so no need to get a car if you’d rather not but it’s about 150 pesos (9-10 usd) each way.

Cozumel

The condominium itself was beautiful; clean, maid service provided every other day and very spacious. After speaking with other tenants in the building, we were very fortunate to learn that the condo we were staying at had a working washer/dryer/stove which made our stay with children much easier. The location was right next to a beach bar, and the beach access was public, not private, where all of the locals would hang out. Weekends were loud and beaches were left with much trash scattered. The materials on the couches, however, were extremely sensitive and left water mark residues when one would sit. Like any home, few stains were left on the couches and the property manager was extremely unpleasant to work with, to say the least. This left a sour taste for us for a such beautiful island. Do rent a car when traveling here, taxis are very expensive and hard to reach. Beautiful island, great food, but not the best experience.

Such a great place to stay. Property manager is quickly accessible and responsive if needed. The groundskeeper is working constantly on keeping the property clean. There was no shortage of chairs for the pool. There is also a small beach area, as well as a small beach club immediately next door.

Perfect for our family holiday

This property was perfect for a holiday with our adult children! So many spacious common areas to choose from — both indoors and outdoors — with impeccable views of the ocean. We loved being north of the center of town — easy access to restaurants and beach clubs without the noise and throngs of people. We especially appreciated having three spacious bedrooms with en suite bathrooms. The house was equipped with everything we needed, from a well stocked kitchen to some snorkeling equipment. Matias was always just an email away with prompt answers to all my questions. On our final day, since there were no other guests arriving, Matias allowed us a later check out time, with him donating the extra fees to a local senior citizen center. Appreciated their deep connection to the community and a commitment to make it better for all. It made for a wonderful stay in Cozumel.

Relaxing Week at Las Brisas

We had a very relaxing stay at Las Brisas 101! The location is super convenient to town and the condo is secure with codes to get into the condo and pool area. It was nice to come back to our "home" every day after being out and about. The owners are super sweet and we had no problems with check-in, etc. Forgot to tell them that there were some light bulbs that needed to be replaced in the bathrooms, but that's it.

Great Unit

1st time at Las Brisas Condo's and enjoyed it a lot. The unit is perfect located with easy access from the street and pool. We love the wall paintings especially the whale sharks which my girlfriend studies them around the world. The unit has everything you need plus security is great and nice.

Scuba trip with friends

This was the best airbnb I’ve stayed at in CZM, and I’ve been coming to CZM since 2007. Matt was super quick to reach and always there to help out with any questions or advice we had about locations and close by spots to visit. I would definitely recommend renting a car for anyone that is wanting to get around the island from this location, there are a few walkable places but with a car you can reach most of the south and other areas a lot quicker. The apartment was plenty of space for all of us, showers were great, amazing water pressure( which is very hard to find nowadays;)) the beach was right outside our balcony, front panoramic view of the crystal clear waters from the balcony was something indescribable. The apartment was very easy to find, lots of available parking out front, and a security guard at night outside the building. Washers and dryers in the place, also drinking water is provided, kitchen has everything you could need. There is a pool right outside the balcony on the beach but we opted for ocean swims so I don’t know what the pool was like but we saw lots of people that were enjoying it. I’ll definitely be coming back to visit with family and friends.

Fantastic Thanksgiving week at Las Brisas

My family and I stayed the whole week at Las Brisas last week. Condo is in north hotel zone. Super safe area, easy drive to grocery stores, shopping and other activities. Las Brisas is an amazing place. The condo is super clean, very comfortable. The decoration immerses you in an island vibe the moment you walk in, and keeps you relaxed the whole time you are there. Sunsets from the balcony are the best. AcC works great, water pressure is strong, hot water is hot. Security guards present morning and night. Maintenance there every day cleaning up the pool area and keeping the whole complex clean. We’ve rented on VRBO dozens of times and I think Las Brisas is tops for us. We will definitely be back, Thanks Matt for helping create such a great experience for us. Also if you book, do yourself a favor and book Chef Anthony for a private dinner. He cooked us cochnita pibil as a 4 course meal that was outstanding

Our family of 5 adults spent Christmas week here. The host went above and beyond to be helpful with recommendations and even set up a snorkeling trip and taxi for us. The property was large and clean I had a beautiful view of the ocean. We also appreciated the pool being heated since there was not a hot tub.

Perfect place to stay for our trip. The condo was spacious, clean and provided all the amenities we needed. The view from the front patio is absolutely perfect. The Perfect Stay

the condo is beautiful and on the first floor which allows for easy access to the pool and beach. The building has security at night and we always ran into someone who was keeping an eye not only on the rules and guidelines but the safety of the building. My family of four travel to Cozumel every year and the island seems to be safe overall but this property takes precautions nonetheless. The condo is stunning and inviting and has all the amenities we could ask for. We cooked, washed our clothes and the place truly felt like home. The pool is perfect and I highly recommend spending time out there, especially in the evenings as the sunset will leave you in awe. The beach offered great snorkeling, but you have to be careful and use your better judgment when entering. Most days it was calm and beautiful, but one day, the waves were strong and there are rocks so you have to be careful. Once you get acquainted with the beach you'll see where you can relax and the swimming is great as all of us enjoyed the true magic of the ocean here. My family of 4 traveled with another family of 4 and we all slept comfortably and I have to say that this condo provided the best sleep I've ever had on vacation. I wholeheartedly recommend this property as I and my family look forward to staying here in the future.
